Sales of $1,000.00 or less shall be paid in cash at the time of purchase; Sales greater than $1,000.00 require a minimum down payment of 15% of the purchase price at the time of purchase. For sales of $1,001.00 to $20,000.00, the balance payable may be made in five annual installments of principal and interest. For sales over $20,000.00, the balance payable may be made in ten annual installments of principal and interest. Interest rates applicable to contract terms are determined pursuant to Minn. Stat. #167; 279.03 Subdivision 1a. In addition to the down payment, purchasers are required to pay at the time of sale 3% of the total sale price pursuant to Minn. Stat. #167; 284.28. A $25.00 transaction fee shall apply to all sales and is due at the time of sale. All parcels are sold as-is, subject to any easements of record, and Minn. Stat. #167; 284.20.
