The highest bidder at the sale will be required to deposit with the Commissioner immediately upon the conclusion of the sale, a cash deposit not to exceed the greater of five (5%) percent or seven hundred fifty dollars ($750.00). The sale is subject to a 10-day upset bid period as required by law. Upset bids are handled in the Clerk of Court office.
Upset bids require a minimum of 5% increase over the last highest bid with a minimum increase of $750.00. Notice of upset bids are usually mailed by the Clerk of Court. However, it is the responsibility of the interested bidder to check on the bid’s status with the Clerk of Court office. Judicial Foreclosures N.C.G.S. 105-374
COVID GUIDELINES
In order for us to be able to keep moving forward with processing foreclosures and holding auctions, we must abide by the safety guidelines per the Governor & Health Department, and most importantly, keep everyone safe. In order to prevent overcrowding or the arising of other issues, I am requesting:
• Please do your own research for each property that you are interested in.
• Any questions should be emailed to taxforeclosures@mcdowellgov.com prior to sale.
• Attend only if you are seriously interested and plan to bid or purchase.
• All attendees must wear a mask at the auction.
After the auction, I will post on the foreclosure link an update with the highest bid amount and file number. If you are interested in upsetting the bid, the upset bids are handled in the Clerk of Court office. I recommend you contact their office (828) 655-4100 for information regarding requirements to place an upset bid and their Covid guidelines.
INFORMATION ABOUT PROPERTY
Location, Map, Assessed value, Acreage, Deed reference can be obtained
by parcel number on the County GIS. We have placed a GIS link on the foreclosure information page. Questions about septic, well, etc. could possibly be obtained from the adjoining property owner. It is your responsibility to research and obtain information regarding the property, prior to the sale.
