1.) Opening bids start at 2/3rds of the appraisal value (this is a verbal bid). No property can be sold for less than 2/3rds of the appraisal value.
2.) Transfer and recording fees are due at the time of sale from all bidders. Third party purchasers will pay 10% of bid plus recording and transfer fees at the time of sale.
3.) Personal checks are accepted by the Sheriff’s Department for the deposit and recording and transfer fees. However, a certified check, cashiers check, money order or cash is required for the balance. NO EXCEPTIONS
4.) Deeds are ready after the Confirmation of Sale and the balance of the money is received by the Sheriff’s Department.
5.)You cannot see the inside of the properties for sale as they are owned by the defendants.
6.) Information on the lot size, number of rooms, year built, etc. can be obtained from the Auditor’s Office for small fee using the permanent parcel number. Federal tax liens are filed in Portage County Recorder’s office and Case Files are located in the Common Pleas Clerk of Courts Office, and can be researched in the respective offices.
7.) Property taxes due at the time of the sale are paid from the proceeds of the sale, by the Sheriff’s Department as ordered in the Confirmation of the sale.
8.) The Purchaser is responsible for a $50.00 Deed Fee to the Sheriff.
9.) Sheriff Sale Listings can be obtained from the Portage County Sheriff Department, 8240 Infirmary Rd., Ravenna, OH, and viewed at the Portage County Court House, 203 W. Main St., 2nd Floor, Ravenna, OH. Sales are advertised in the Portage County Legal News or the Record Courier on scheduled Thursdays.
10) Sheriff Sales are held only on scheduled Mondays 11:00 am at the Portage County Court House, 203 W. Main St., Ravenna, OH.
